Why the terms matter

When someone tells you “we’ll polish the floor,” do you actually know what that means? And what’s the difference between polishing and waxing? Between deep cleaning and disinfection? Between pest control and disinfection?

If you don’t, you’re in good company. Most office managers aren’t sure where the lines are, which means they don’t always know what they’re ordering, what they’re getting, or whether the work that was promised actually got done. Here’s a simple, practical glossary of everything worth knowing.

The basics

Routine cleaning

Cleaning done daily or a few times a week. It covers floor washing, wiping down surfaces, disinfecting restrooms and the kitchen, and emptying bins. This is the baseline that keeps an office working and pleasant to be in.

Deep cleaning

A thorough cleaning that reaches everything: windows, behind furniture, under desks, air-conditioning units, high shelves, upholstery. Usually done once a month or once a quarter. It takes longer and costs more than routine cleaning.

Disinfection

Killing bacteria, viruses, and fungi on surfaces. Disinfection isn’t the same as cleaning. A surface can look clean and still be covered in bacteria, and the reverse is true too. Disinfection needs specific products and contact time, meaning the product has to stay on the surface for a set number of minutes.

Polishing

Buffing a floor back to a shine. It removes surface scratches, stains, and wear marks. It works on tile, marble, granite, and porcelain. It isn’t suitable for parquet, which calls for different methods. Polishing is a mechanical process done with a buffing machine, not a mop.

Waxing

A protective layer applied to the floor after polishing. It creates a shine and also guards against scratches and dirt. It needs to be redone every few months. You’ll mostly see it on PVC and linoleum floors.

Steam cleaning

Using steam (water heated past 100 degrees) to clean and disinfect. The big advantage: no chemical cleaning agents needed. It works on carpets, upholstery, floor tiles, and even kitchens. What sets it apart from a regular wash is that the steam penetrates deep and disinfects as it goes.

Pest control

Treatment against pests: roaches, ants, mice, mosquitoes. It can involve spraying, setting bait, or natural treatments. One thing to keep clear: pest control isn’t disinfection. Pest control targets living creatures. Disinfection targets microorganisms.

The advanced stuff

Anti-static cleaning

Cleaning with products and cloths that don’t generate static electricity. It’s critical for server rooms, computer rooms, and electronics labs. Static electricity can damage electronic components.

Clean room cleaning

Rooms held to an extreme level of cleanliness, used in pharmaceutical labs, operating theaters, and chip manufacturing. The cleaning follows strict standards (ISO Class), with special garments and dedicated equipment. Most offices never need this, but if you have a clean room, you already know it.

Green cleaning

Using environmentally friendly products, water-saving equipment, and waste recycling. This isn’t “cleaning with vinegar.” It means professional products that meet environmental standards (EPA, EU Ecolabel) while still cleaning to a high standard.
